Preparation

Matt LaFever knows how to heat up sales in a cold housing market. All of Matt's sellers receive a complimentary home staging consultation with MetroWest's largest and most respected home staging company—with a proven track record of success. Before a home is placed on the market, sellers receive an exclusive detailed report with recommendations on what homeowners need to do to prepare their property, from curb-to-closet, for a faster and better sale. This report includes photos with handwritten notes of trouble spots and is a valuable tool to show your home off at its best. Matt believes it is beneficial to both home sellers and their agents to have an independent professional examine the property in order to offer a staging strategy that will help appeal to the broadest range of buyers.

Trying to sell an empty home? Statistics show that vacant homes take longer to sell than those that are lived-in. Adding the appropriate furnishings to the main living areas help the buyer mentally move into the space and visualize the layout a room. Staging vacant homes extends an invitation to a buyer to stay longer and increases showing times. Matt strongly believes in the value of staging, and incorporates it into his overall marketing plan. Matt uses MetroWest's leading home staging company as featured on ABC's Good Morning America as well as in the Boston Globe Magazine.

Price

Our next objective should be to determine the best possible selling price for your house. Setting a fair asking price from the outset will generate the most activity from other real estate agents and buyers. We will take into account the condition of your home, what comparable homes in your neighborhood are selling for, and state of the overall market in your area.

It’s often difficult to remain unbiased when putting a price on your home, so Matt's expertise is invaluable at this step. He will know what comparable homes are selling for in your neighborhood and the average time those homes are sitting on the market. If you want a truly objective opinion about the price of your home, you could also have an appraisal done.

It is important to start off setting a fair market value price than setting your price too high. Studies show that homes priced higher than three percent of their market value take longer to sell. If your home sits on the market for to long, potential buyers may think there is something wrong with the property. Often, when this happens, the seller has to drop the price below market value to compete with newer, reasonably priced listings.

Home Warranty

As an additional value-added service and marketing tool, Matt can arrange for an American Home Shield® home warranty on his listings. A home warranty can help your home sell faster by increasing buyer confidence and helping it stand out from the rest.
